Terms & Conditions
Bookings​
-Bramble & Stone Escapes handle bookings with persons over 18 years of age.
-When you submit a booking and payment via our online reservation system you will be requested to read and accept these terms and conditions of booking.
-We reserve the right, without giving reasons, to refuse a booking.
-When you submit a booking through the online reservation system you will receive an automated booking summary email, to the email address provided. Please check the email for any errors. This booking form acts as a contract between you and Bramble & Stone Escapes. Any errors must be notified by email within 7 days following the receipt of the booking confirmation email or before the start date of your stay if your stay is within 7 days.
-Payments accepted are Visa or Mastercard
​-Bookings require a 30% deposit at time of booking, the remaining balance must be paid 8 weeks prior to your arrival- an automated reminder email will be sent to the email address on the booking details. Bookings made for stays less than 8 weeks away at booking will be charged in full.
-If the balance is not paid by the due date Bramble & Stone Escapes reserves the right to re-elect the property and you shall forfeit your deposit.
-The prices featured on the website are not binding. We reserve the right to modify these prices at any time. The price stated on your booking confirmation email is binding.

The barn is designed for maximum of 2 people and not suitable for children.

Arriving & Check-Out
-Check-in is from 15:30 on the day of your arrival and your Check-out time is 10:30am. When booking you will be asked for an arrival time, we understand this is subject to change, but please do not arrive later than 21:00.
-We reserve the right to make a surcharge for a departure above 15 minutes past the check-out time, as this adversely affects the quality of provision we are able to offer the next incoming guest.
-Please leave the property in a good, clean condition upon leaving.
-All doors & windows should be closed/locked when you are not at the property.

Pets
​We do not allow pets at our property to visit or stay.

Cancellations
If you cancelled your stay:
-For cancellations 8 weeks or more prior to the check-in date, will retain the deposit you paid at the time of booking.
-For cancellations less than 8 weeks prior check-in date, we will retain all payments made and you will be liable for any outstanding balance payment up to 75% of the total booking fee
​-For cancellations 14 days or less, including not turning up to the property for your stay, you will be liable to pay 100% of the booking total.
If you are unable to travel due to personal illness (e.g. Coronavirus or other sickness), our cancellation policy will apply.

If we cancelled your stay:
In the unlikely event that we need to cancel your holiday, we shall inform you as soon as possible and refund all monies paid to us relating to the booking, within 14 days.
If Government policies restrict travel and you are unable to travel to stay with us, you will have the option to postpone your stay to a later date (subject to any differences in price applicable for the new dates) or receive a full refund.

We advise you take out travel insurance in the event you cannot fulfill your trip.

​We reserve the right to automatically charge your card with the details held on file for any unpaid amount owed to Bramble & Stone Escapes.​

Extreme Weather
We hold o responsibility for guests who are unable to attend their stay due to extreme weather or traffic conditions (e.g. snow, flooding, high winds, road traffic accidents/congestion, train delays, etc.). If a guest is unable to reach their Bramble & Stone Escape property due to adverse weather conditions or travel issues, you will lose your full payment and an alternative date will not be offered.
Please ensure you have full holiday / travel insurance to cover such eventualities.
If we make the decision to cancel your stay for safety reasons due to extreme weather (snow or high winds), we will offer you an alternative date, subject to availability.

Damages, Breakages and Cleaning
-Guests are advised to check the accommodation for any damages or breakages found at the beginning of their stay and to inform management of any that they find.
-We understand accidents happen, please let us know if anything gets broken so we can replace it for our next guest.
-We will only charge for replacements in exceptional circumstances, as we expect a degree of wear and tear. If damage is directly attributable to the guest, then we reserve the right to request payment of up to £1,000. Bramble & Stone Escapes, reserves the right to take payment from the banking details on file.
-The cost of replacing keys lost by guests is charged at £25 each.
-The guest is responsible for leaving the accommodation in good order, clean and tidy and in the same condition as they found it on arrival when vacating, guests must remove all food items and personal belongings and follow instructions about where to place rubbish etc.
-If the accommodation unit is not left in an acceptable condition and we have to carry out extra cleaning above and beyond what they would normally expect £50 will be charged.
It is the guest's responsibility to close windows and lock doors when they are not at the property. Bramble & Stone Escapes cannot be held responsible for the guest's personal property which is not locked away inside the property.
-Guests bringing their own bicycles should ensure they are locked securely, please bring locks with you. Bicycles are not permitted inside the property.

​Guest Behaviour & Noise
In order to make the stay as pleasant as possible, all guests must keep to rules of behaviour listed here, behaving in a considerate and safe manner to all people and animals locally.
-To respect neighbouring properties & wildlife, we ask that there are no high noise levels after 9pm, with all noise to stop by 11 pm. We do not allow amplified music on site at any time.
-The fire pit/BBQ/pizza oven must be kept within the designated area and only wood provided/purchased from us can be used.
-Fireworks and sky lanterns are not allowed as they pose a risk of fire and are a danger to livestock.
​-If there are breaches or numerous complaints made, in serious circumstances, we will terminate your stay without a refund.
-Please note that essential maintenance activities may be carried out on or in the accommodation during your stay without you being entitled to any compensation.
​-Drugs or prohibited substances are not permitted in the property or on site, at any time.
-Smoking and vapes are prohibited inside, you may smoke in the designated area (the terrace area) and safely dispose of your cigarette buts.
-Candles and naked flames are not allowed inside the property due to our insurance policy.
-Due to our insurance conditions, visitors are not permitted in the property at any time.
-Children are not permitted as guests or visitors, at any time.

Commercial Use of the Property
The property is rented to you for purely non-commercial leisure purposes only. Filming, photography or other commercial uses including influencers/blogger content creation must be be done with prior authorisation from Bramble &Stone Escapes management. Additional charges may apply for commercial use.

Miscellaneous
Whilst every care is taken to provide a true and accurate description of the property on our website, in marketing and in email communications, over time alterations are made and some things do change. The holidaymaker accepts that no refunds are available for such discrepancies.
-The property owner reserves the right to enter the property, at a reasonable time, in the event of an emergency or remedial repair work being required.
-The property owner is entitled to ask the holidaymaker to leave the property without any refund if, in the property owner’s opinion, the behaviour of the holidaymaker and/or his/her party is unacceptable.

Complaints
We try exceptionally hard to ensure your stay with us is memorable for all the right reasons, and our. However, we do recognise that from to time things do go wrong. In these circumstances, it is the responsibility of the guest to make any such problem known to us immediately it becomes apparent, thereby giving us the opportunity to correct the situation. Unless this procedure is followed, no subsequent claim will be entertained. We will make every endeavour to rectify any identified problems as soon as is reasonably possible.

Liability
Bramble & Stone Escapes shall have no liability for any death or personal injury unless this results from the negligence of B&SE. In addition, B&SE accepts no responsibility for the safety of, or the loss or damage to the guest’s possessions whilst on the property or land.
Law
The contract between the guest and Bramble & Stone Escapes is governed by English Law. Any dispute the guest has with B&SE shall be dealt with in an English Court of Law.
Declaration
I have read the booking conditions and agree on behalf of all members of my party to abide by those conditions. I understand that any balance payments must be paid at least 8 weeks before the holiday is due to start. I am over 18 years of
age.
